Price not include furnishings and garden.

I will use all the decorations limit for each house (S/200, M/300, L/400)

I will ask 50% deposit for scheduled commissions, and the other 50% before I started decorating.

If you want to cancel commissions you will only have 50% of deposit refund. No refund once I started unless I can't finish the house due to my personal factors.

I work very slow. I normally will finish the house between 2 weeks - 2 months.

I usually only decorate 1 floor of the house. I will refuse commissions that utilize more than one floor depending on the situation.

Please note that I have the right to refuse a commission request for any reason when contacted.

Please keep the build up for at least a month after it completed.

I don’t accept commission with more than one client, if it is a commission for a FC house/ shared house, please discuss about what you guys want the house be by yourselves first, and then tell me your decision.

All furniture in the storeroom is available by default.

I will send screenshots both to you and to my discord server. You are also welcome to check on-site, but please do not keep staying in the house when I am working as I get nervous.

I won’t limit the amount of modification request you can made, but please understand that I may refuse your requests for any reason, including I just don't endorse to the change.

I will ask you to add a line “Design by Suou Molkoh @Bobby_TSK” into the message book if you want to public your commission house.
